The postures and gestures of DJ (Mitchell Musso) and his pals — a pudgy fellow named Chowder (Sam Lerner) and a preppy redhead named Jenny (Spencer Locke) — have an authentically loose and antic look. They seem like real kids, rather than like super-cute, big-headed cartoon moppets. Walters leave town for the weekend, leaving him in the care of his babysitter Zee. DJ has been spying on his elderly neighbor Mr. Horace Nebbercracker, who confiscates any item landing in his yard. After DJ's best friend Chowder loses his basketball on Nebbercracker's lawn, DJ is caught by Nebbercracker trying to recover it but the enraged owner apparently suffers a heart attack and is taken away by an ambulance.

Landers and Lister then inadvertently foil the plan as the former discovers the stolen medicine; as they attempt to arrest the trio, the house soon eats them all. Separated from the officers, the children explore the sleeping house and end up in its basement. They find all the toys Nebbercracker had stolen and a shrine to his wife, Constance the Giantess, whose skeletal remains are encased in cement. The house soon awakens and attacks them, but they trigger its gag reflex by grabbing its uvula equivalent (a chandelier), forcing it to vomit them outside. The next morning, a Westbrook Prep student named Jenny Bennett is selling Halloween candies. DJ and Chowder see her going to Mr. Nebbercracker's house and they rush out to warn her catching her before she is eaten by the house.

In this film, 3 pre-teens (DJ Walters, Chowder and Jenny Bennett) discovered that an old man's house is really a living breathing monster. Monsters under the bed are scary enough, but what happens when an entire house is out to get you? Three teens aim to find out when they go up against a decrepit neighboring home and unlock its frightening secrets. Later, D.J.'s friend, Charles "Chowder" Peterson, loses his basketball on Nebbercracker's lawn; D.J. He appears to suffer a heart attack and is presumed dead by the duo as he is taken away in an ambulance. The house lures the officers closer and then attacks and eats both of them. Constance then feasts on the police car; DJ, Chowder, and Jenny are able to escape from the car, but are then trapped inside the house. And for the most part they talk and behave like real kids, too, or at least like characters drawn from the rich tradition of plucky, intellectually curious kiddie-lit heroes.
DJ tells Mr. Nebbercracker it is time to let the house go, but it overhears. The house breaks free from its foundation and chases the group to a construction site. Nebbercracker attempts to convince the house that it should be destroyed while holding stick of dynamite, but the house refuses. As it tries to eat him, Chowder fights the house off with an excavator, causing it to fall into a pit. DJ is given the dynamite and he and Jenny climb to the top of a tower crane while Chowder distracts the horse.

Jenny then calls Officer Landers and Officer Lister, but does not believe their story. Later the trio seek advice from Skull who is claimed to be an expert on the supernatural. They learn that the house is a Domus Mactabilis (Deadly Home in Latin) a supernatural being created when a human soul merges with structures. The only way to kill the house is to destroy its heart which it's source of life. Eavesdropping on Zee's boyfriend Bones, DJ hears him tell Zee about losing his kite on Nebbercracker's lawn when he was a child, and that Nebbercracker supposedly ate his wife. Jenny calls police officers Landers and Lister, but the house stays quiet when the officers arrive and they dismiss the report.
